Which Fort Myers Builder Discounts Follow You to Any Lender This Fall

"Available to all, regardless of who you choose to finance with or if you pay cash." That line appears in the fine print of Taylor Morrison's Fort Myers/Naples savings page, beside the offer of up to $100,000 off select quick move-in homes. It sorts every builder deal on the board this fall into two groups.

The first group is price reductions. They are written into the purchase agreement, and they apply whether you pay cash, use your own bank, or use the builder's lender. The second group is everything with a rate attached. Those offers usually come with the builder's affiliated lender, often the seller's chosen closing agent, and a closing date that arrives quickly. The price reduction is the only part that carries through to the closing table unchanged no matter how you pay.

The sentence that separates the two kinds of offer

Taylor Morrison's terms say it outright. Its quick move-in price reduction "has already been taken as of the Purchase Agreement Date," and it is "unrelated to and distinct from any financing incentive." It applies to contracts entered on or after October 1, 2026, on homes that close by November 30, 2026, and it excludes Esplanade Kingston. One trade-off comes with it. Buyer-selected options aren't available on those homes, so you take the finishes already installed.

The builder's $60,000 flex cash offer is split along the same line. On a quick move-in home, flex cash applied to options or a lot premium shows up as a discount on the purchase agreement and is open to any buyer. If you apply it to a temporary buydown, closing costs, discount points or HOA dues, it requires Taylor Morrison Home Funding. The timing is tight. Flex cash on a quick move-in home requires a contract signed in October and a closing by October 31, 2026.

So the same dollars are portable when they lower the price and conditional when they lower the loan cost. Buyers comparing two homes need to know which version they are looking at.

What the rate offers ask for in return

The advertised rates look like straightforward savings. The conditions sit in the disclosures.

Offer, as posted in mid-October 2026 Headline Lender requirement Other conditions Close-by date
Taylor Morrison conventional fixed rate 5.49% / 5.60% APR Taylor Morrison Home Funding, pre-application before the offer Seller-selected closing agent; owner-occupied; drawn from a limited pool of funds November 13, 2026
Taylor Morrison Solena no-closing-cost Seller pays up to 6% of the sales price Affiliated lender Seller-selected closing agent December 31, 2026
Lennar Fall Super Sale 4.875% 7/6 ARM (7.502% APR) Lennar Mortgage, LLC 10% down minimum, 740 minimum credit score, owner occupancy, limited funds Purchase agreement signed October 13 to 18, 2026

Read Taylor Morrison's posted terms and the 5.49% looks less like a rate on the market. It works more like a batch the builder bought in advance. The company says it locked a fixed rate for "a pool of funds," with a $225,000 minimum loan, and the rate lasts only until that pool runs out or the rate expires. The advertised APR uses a $500,000 purchase, a $400,000 loan, 20% down and a 780 median credit score. The seller also contributes up to $6,000 toward a temporary buydown fund, closing costs, up to a year of HOA dues, prepaids or discount points. A buyer whose loan size, down payment or credit score differs from that example is pricing a different loan.

Lennar's Fall Super Sale shows the same mechanism with a different product. The 4.875% is a 7/6 adjustable-rate mortgage. It stays fixed for seven years, and starting in year eight it adjusts every six months. The page compares that to a market 7/6 ARM rate of 6.875%, based on Mortgage News Daily rates as of October 5, 2026, and arrives at $344 a month in savings for the first seven years.

That monthly figure assumes a $312,748 sales price with 10% down, plus an estimated $1,003 a month for taxes, insurance and HOA fees. On the same promotion page, the two move-in-ready homes at Sandy Key in Fort Myers are listed well above that. One is 15705 Raveneli Court, a five-bedroom, 3,231-square-foot Monte Carlo at $639,596. The other is 13609 Cerith Court, a four-bedroom, 2,246-square-foot Isabella at $579,204. The monthly dollar savings on either of those homes would differ from the advertised $344. The promotion also required a purchase agreement signed between October 13 and October 18, a six-day window. Builders swap these offers in and out on short cycles. A rate seen in an ad last week may not be available when you sit down at the sales office.

Each builder rate comes with a specific loan, a specific closing agent and a specific date, and it can still be the right fit for a buyer whose loan matches the example. This is general information, not legal, tax or financial advice. Loan terms depend on your own situation, so confirm any offer with a lender you choose before you sign.

Where the price cuts actually landed

The portable discounts are easiest to see on individual homes, and they vary more than the headlines suggest.

At Solena in North Fort Myers, Taylor Morrison listed a quick move-in Dove plan at 6548 Equinox Lane for $285,000, down from $322,690. A ready-now Dove two doors over at 6518 Equinox Lane was listed at $299,900, down from $324,455. Those reductions are $37,690 and $24,555 on the same plan in the same community. The community page showed 11 available homes, including five ready now and four quick move-in.

D.R. Horton's Bentley Crossing is a gated community in the Lehigh Acres corridor near Buckingham Road, SR-82 and I-75. It shows the same lot-by-lot spread. 1258 Brooklands Drive and 1270 Brooklands Drive are both four-bedroom, one-story homes with 1,665 square feet. The first was cut from $329,875 to $309,999. The second was cut from $327,380 to $299,999. Down the street, 1252 Brooklands Drive, a three-bedroom with 1,614 square feet, dropped only from $325,380 to $319,999. The community page says "Big home savings end November 1" above 15 homes for sale.

Matching floor plans sit at different discounts, and the size of a cut doesn't follow the size of the home. Each spec home's price reflects its own lot, its own options and how long it has been sitting finished. A buyer can compare those numbers directly because they don't depend on anyone's lender.

The resale side has room as well

These builder deals are competing with a lot of resale inventory. The Royal Palm Coast Realtor Association's September 2026 report, released October 9, put the single-family median sold price at $360,000, down 1.4% from August. In September, 982 single-family homes closed, down 10.2% from August, and months' supply rose 12.9% to 7.0. The association described the market as "firmly tilted toward buyers."

The association's market statistics page adds two September figures for single-family homes. There were 6,885 active listings and 790 pending sales. Pending sales are the contracts that become next month's closings, and in September they trailed that month's closings. The figures cover Lee and Hendry counties, excluding Bonita Springs and Estero.

Condos and townhouses are slower still. The September median was $220,000, the median home spent 89 days on market, and months' supply stood at 11.1.

This matters for the builder comparison. Price reductions are the most direct way builders are competing for the same buyers that thousands of resale listings are chasing. A resale seller can't offer a pooled builder rate, but a resale seller can adjust price or credits in the contract. A buyer comparing a spec home at Solena with a resale home a few miles away is comparing two negotiable prices. Only one of them is advertised with a rate.

Questions to bring to a sales office

  1. Is this discount already reflected in the purchase agreement price, and does it apply if I pay cash or use my own lender?
  2. Which parts of this offer require your affiliated lender, and which require your closing agent?
  3. What is the close-by date, and is this home finished enough to make it?
  4. Is the rate fixed for the life of the loan, or does it adjust, and when?
  5. What loan size, down payment and credit score did you use for the advertised payment?
  6. If the rate pool runs out before I lock, which parts of the offer stay in place?

A few quick answers

Can I take a builder's price cut and still use my own lender?

On the Taylor Morrison quick move-in reductions, the posted terms say yes. The reduction is separate from financing and is open to cash buyers and outside lenders. Every builder writes its own terms, so ask for the incentive addendum on any home you're considering.

Why do so many of these offers end in November or December?

Most of the posted terms set two clocks, a short contract window and a firm closing deadline. Taylor Morrison's October offers carry close-by dates of November 13, November 30 and December 31, 2026, and D.R. Horton's Bentley Crossing page counts down to November 1. A home that can't close in time falls outside the offer, which is why most of these deals apply to finished or nearly finished homes.

Does a 7.0-month supply mean prices will keep falling?

The September report shows a month-over-month dip in the median and rising supply. It doesn't forecast. What it does show is that both builders and resale sellers are working against a large inventory of single-family homes this fall.

Sorting the price cut from the conditions attached to each builder offer is the kind of work The Fowler Team does every week with builders across Southwest Florida. If you're weighing a quick move-in home against a resale home this fall, we'll lay the contract prices, the strings and the close-by dates side by side so you can see which number is really yours.
